Fair commissions, in the open

REcube exists to answer one question honestly: what is a fair listing commission for this home, in this market, right now, and to be transparent about the reasoning to everyone at the table.

Why we built this

Most sellers are quoted the same 2.5–3% no matter what they're selling. But listing a well-priced home in a hot neighborhood is not the same job as marketing a tricky property in a slow market — and the commission shouldn't pretend it is.

REcube estimates a fair rate for each specific property using real market data: local demand, price tier, property characteristics, and how the home is being priced. Sometimes that number is well below the standard quote. Sometimes it's right at it, sometimes higher, because the work genuinely justifies it. Either way, you see the reasons, not just the number.

That's the whole idea: commissions negotiated from evidence, not habit.

Not a race to the bottom

REcube is not an anti-agent tool, and it doesn't exist to push every commission to the floor.

Our model recommends higher rates when a listing genuinely demands more work — difficult properties, cold markets, aggressive pricing.
A data-backed rate gives you something better than "that's the standard": a defensible number you can explain.
Sellers who arrive through REcube come with realistic expectations, ready to list — not shopping for the cheapest name.
We're broker-operated, and referrals are handled the standard, above-board way: broker to broker, disclosed to everyone.

How we make money

We believe you can't ask for transparency in commissions while hiding your own business model, so here it is:

The calculator and savings report are free, and always will be. If you ask us to match you with an agent and you later close a sale with that agent, the agent pays REcube a referral fee out of their commission. You don't pay us anything, the fee doesn't increase your commission, and you're never obligated to use an agent we refer.

That's the entire model. We don't sell your information, we don't run ads, and agents can't pay to influence the rates our calculator produces.

Who's behind REcube

REcube is operated by Nyree Sevan Kolanjian, a California-licensed real estate broker (DRE #01851579) in the Los Angeles area. REcube is free for you to use. If we match you with an agent and you close, that agent's brokerage pays us a referral fee — that's how we make money. It never costs you anything extra.
